Cement Price Variations in Chennai.
According to the Civil Engineering Expert's observations that the Half Bag Cement (25 Kg) required for One Square Feet of Building Construction. Present Cement Bag Price is Rs.390/-. For 25 kg is Rs.195/-. So Total Cement Consumption Charges for one square feet of Building Construction is Rs.195/-. But Average Apartment Selling Price is Rs.3000/ sft. The Percentage of Cement Cost is 6.5 to 7%.
In the year 2008, One Bag Cement was Rs.240/-. After that the price for one Cement Bag has increased to Rs.250/- on the year 2009.
As per the observation from the Largest Cement Producer in South India, that the Cement Price has increased to Rs.350 per bag on the year 2014 and Rs.370 per bag on 2015. Now the year 2016 the Price became to Rs.390 per bag of Cement.On the Year 2017 the Price may be above to Rs.400/- too. According to Cement Producer's statement that the hike of Cement price will not affected the selling of Residential Apartments and Villas. As per the observations from the Builders associations that this cost increment will affect the Apartment Price too.
Big Construction companies are buying the Bulk Cement without the Market Price which the Bulk Cement Rate is Rs.310/ Bag. But small Construction Companies are buying the Cement Bag with the Market Price of Rs.390/ Bag. Because their apartment selling price is Rs.1500 to 2500 per Square Feet only. But Big Construction Companies are selling their apartments at the Cost of Rs.2500 to Rs.20,000 per Square Feet. Cement Price hike will not affect them too.
